Roger
Hickel Contracting developed a 21 acre site for this project.
The improvements included the placement of over 475,000 tons
of gravel and dirt fill with complete on-site water, sewer,
storm drain and lighting systems. Surrounding the store is 350,000
square feet of asphalt and 70,000 feet of concrete paving.
Substantial
off site development was required for the project including
reconstruction of portions of the Old Seward Highway and Klatt
Road. A 1,200 foot water line extension was installed for water
service. To alleviate traffic concerns, a fully signalized intersection
was installed at the store entrance.
The
store is a 155,000 square foot building with an additional 15,000
square feet of covered outside storage. Much of the work on
the concrete tilt up and steel roof building was performed through
the winter months in order to meet the owner's schedule. An
EDPM roofing system provides moisture protection over a R-30
insulation system. 24 roof top units supply heating and ventilating.
The walls of the building are furred with R-19 wall insulation
covered by VIROC cementicious panels.
Roger
Hickel Contracting worked closely with the owner and their design
team assisting with design and value engineering ideas to produce
a project quite suitable to the Alaska environment. Value engineering
innovations helped to eliminate a proposed 250,000 gallon fire
water storage tank, creating a savings for the owner in excess
of $200,000.
The
project was started in September and work proceeded thru the
winter. The tilt-up panels were constructed under temporary
shelters as outside temperatures reached minus 200. The project
was completed on time and within the Owner's budget. |
