Descriptive:
RHC
converted an empty, one story, 56,000 square feet, former single
tenant area into six new tenant spaces, plus an expanded common
mall area. The common area plus one 12,000 square feet lease
space were completely finished, while the remaining four spaces
were left ready for tenant improvements. The major challenge
on this project was removing the bottom 16 feet of a 120 feet
long, two story high concrete wall, which was supporting loads
from both the second floor and the roof. In the original construction,
this tilt-up concrete wall had been part of the exterior envelope.
A subsequent single story addition had left the upper portion
of this tilt-up concrete wall as exterior, while the lower story
of it became interior. The new tenant for this space, Old Navy,
required the first story portion of this tilt-up be removed
in order to accommodate their floor plan. RHC devised a method
of removing this wall without temporary shoring and without
evacuating the second story tenants while performing the work.
RHC crews performed all demolition work, concrete work, structural
steel erection, swing doors, partitions, and specialties work.
