Descriptive:
This
fast track design/build project met the Owner's goal of creating
efficient Class A office space and parking while maximizing
the site utilization of this desirable mid-town Anchorage location
with a vision for future development. The project includes a
4-story, 80,000 square feet Office Building and a 425 car, 3
1/2 level Parking Garage. The building core was designed to
maximize the leasable area. The design concept for both structures
was developed in April 2001. Construction began in May, with
design development and phased permitting staying just ahead
of progress on site. With the new structures being built adjacent
to an existing high-tech office operating 24/7; safety, temporary
parking and noise/vibration reduction received special attention.
The garage was completed in 5 1/2 months and the office in 8
months. The Parking Garage is a 3 1/2 level post-tensioned concrete
structure with elevator access to each level. RHC formed, placed
and finished the concrete, installed all reinforcing steel,
post-tensioned cables, metal railings and screens. The Office
Building is a 4-story structural steel and composite deck structure
with architectural insulated metal panel and glass exterior
walls. The air-conditioned building is heated with hydronic
baseboard and cooled by 2 roof top package A/C units. The floors
are accessed by two roped hydraulic elevators. The entry lobby
and common areas on each floor were finished, while the remaining
spaces were ready for tenant improvements.
